Our Residential Planned Service Agreement includes 2 Precision Tune-Ups Annually; One in the Spring/Summer for your Air Conditioner and one in the Fall/Winter for your Furnace. We also offer multi-year agreements. Lock in your rates now for guaranteed price protection in the future!

Air Conditioning Precision Tune-Up Checklist:

  1. Check the refrigerant charge, including suction line pressure and liquid line pressure
  2. Take the Temperature Drop across the coil, including return air temp and supply air temp
  3. Look for any sign of a refrigerant leak
  4. Inspect the suction line insulation
  5. Test the capacitors
  6. Inspect the contactor
  7. Test the incoming line voltage
  8. Inspect the wiring and electrical connections, tighten if needed
  9. Test the relays and switches
  10. Test the pressure switches
  11. Blow out the drain line
  12. Check all motor amperages
  13. Look at the circuit breaker specs
  14. Inspect the equipment disconnect
  15. Removed leaves and debris from condenser
  16. Check the drain for proper fall and flow
  17. Proper float switch operation
  18. Check the secondary drain pan
  19. Inspect the evaporator coil
  20. Inspect the thermostat, calibrate if necessary
  21. Inspect the duct system
  22. Lubricate fan motors and all bearings that are accessible
  23. Check condition of air filters
  24. Inspect and (water) wash condenser coils

 

Furnace Precision Tune-Up Checklist: 

  1. Remove flame sensor, ignitor, burners, hoses, etc.
  2. Wipe the entire cabinet down on the inside and out.
  3. Vacuum debris from the cabinet.
  4. Inspect and/or replace the air filter.
  5. Wash out/flush all condensate hoses, traps, etc., if applicable.
  6. Inspect pressure switch hoses and replace if hoses are brittle.
  7. Clean flame sensor with 0000 fine steel wool.
  8. If the furnace has a spark ignitor, clean it with fine steel wool as well.
  9. Inspect the furnace hot surface ignitor. Ohm out the sensor, if necessary.
  10. Thoroughly clean each burner by using wire brush. Blow each burner out with high-pressure air.
  11. Test indoor fan motor run capacitor if applicable.
  12. Inspect indoor fan blower wheel for dirt/debris. If dirty, remove and wash.
  13. Inspect furnace vent piping (exhaust flue) to make sure all joints are properly connected. Make sure there are no sags in the vent piping. Check the vent termination and make sure it is clean and properly installed.
  14. If applicable, inspect gas valve for corrosion, leaks, restriction of gas flow and abnormal noise.
  15. Visually inspect the heat exchanger assembly for signs of soot, rust or cracks in the exterior walls. Clean or replace as necessary.
  16. Reassemble the furnace and check for proper operation.
  17. Test and adjust the unit for peak operating efficiency.
  18. Check manifold gas pressure and temperature rise. See unit rating plate for appropriate settings.
  19. Inspect wiring and electrical disconnect.
  20. Check Thermostat.
  21. Inspect entire furnace for loose or worn parts and abnormal vibrations.
